Insite Technical Ltd are international Oil & Gas Engineers employing 85 staff. Due to they’re rapid growth, they’re present offices were too small and rather expensive at the Bridge Innovation Centre.

Empty for 3 years, Unit 1 Cleddau Business Park, previously a call centre, was an ideal purchase providing 20,000 square feet over two wings and two floors of modern office space. Buying the freehold made sense as the mortgage repayment was similar to the present rental.

Office LED Lighting Savings

On Surveying the building Paul Young recommended on upgrading all lighting including Emergency lighting to meet BS5266 standards.

With suspended tiled ceilings fitted with T8 Quad Fluorescent lighting panels a 76% saving could be made by replacing with ETL compliant 25w 3,300 lumen Samsung flicker free LED Panels. For any large company this standard is essential to qualify for Enhanced Capital Allowance.

Emergency Lighting

Emergency lighting is achieved using 3w 3 hour LED spot lights. These are simple to fit and have a large saving over battery backed up panel units.

Microwave Occupation Sensors Fitted

In addition small offices, corridors and toilets were fitted with Microwave occupation sensors so that lights were switched off automatically when unoccupied. Overall a 76% energy saving has been achieved with LUX levels averaging 260 – 320.
